Includes: No.2 Garden Flat CAVENDISH ROAD. Two terrace houses, now house and flats. Completed 1790 altered C19 and C20. By John Palmer, built by George Watts. MATERIALS: Limestone ashlar, rubble to rear of No.2. PLAN: No.2 has Welsh Slate double pile parapeted mansard roof, Welsh Slate hipped roof to Nos 1 and 2A. No.2 has ashlar stack with early clay pots to front left, to rear left truncated stack probably shared with Nos 1 & 2A. Building at junction of Marlborough Street, Julian Road & Cavendish Road forms last house in Marlborough Street (No.2) of conventional plan, staircase to front, with further building attached to left (Nos 1 & 2A) with splayed corner to junction at Julian Road and Cavendish Road echoed by splayed corner to rear facing up Cavendish Road. EXTERIOR: No.2 has three storeys, attic, basement and two-window front. First floor has two plate glass horned sashes in plain reveals with wrought iron balconettes. Second floor has two similar windows without balconettes with stone sills and one similar window to left, six-panel door with reeded, fielded and glazed panels in pedimented Doric doorcase with two Doric pilasters, basement has six/six sash in plain reveal with stone sill, small exterior with C20 glazed doors in area, no area steps. Single dormer with two/two horned sash in moulded architrave, small dormer with four-pane window. Timber bressumer and stone band course over ground floor, weathered sill band to first floor, frieze, moulded eaves cornice and coped parapet. Left side to Julian Road has two six/six sashes in plain reveals to first floor, two similar sashes with stone sills to second floor, one similar eight/eight and one two/two sash to third floor. Ground floor has one similar six/six sash and one small C20 window to right, to centre six-panel door with three-pane overlight in plain reveal (No.2A) to left four-panel door with three-pane overlight in plain reveal (No.1), timber bressumer over ground floor, band course and weathered sill band to first floor continued from front, coved eaves cornice and coped parapet. Splayed corner to junction of Julian Road and Cavendish Road has six/six sash in plain reveal with simple wrought iron balconette to first floor, similar sash without balconette with stone sill to second floor, similar eight/eight sash to third floor, elevation to Cavendish Road has six/six sash in plain reveal with wrought iron balconette close to corner, this paired with that on splayed corner, similar blind windows above and six/six sash in plain reveal with stone sill to each floor and similar sash to ground floor, both these elevations have timber bressumer over ground floor, band course, first floor sill band, eaves cornice and coped parapet continued from Julian Road elevation. Other faces of building blind, No.2 Marlborough Street has C19 plate glass windows to rear, lead hopperhead and down pipe. No.2 Cavendish Road (basement flat) has six/six sash with wrought iron window guard with shaped heads to bars, half-glazed door, small extension in area. INTERIOR: Not inspected. SUBSIDIARY FEATURES: Attached wrought iron railings with cast urn heads on limestone bases. HISTORY: Part of incomplete St James's Square development on land leased by Fielder, King, Hewlett and Broom from Sir Peter Rivers Gay 25 March 1790; Marlborough Street forms one of the diagonal approaches to St James's Square. Underlease for 1 and 2 granted to George Watts 23 November 1790 for 96 years from 24 June 1790, of a 'piece of ground and two messuages thereon' indicates use by builder of corner site to build extra house (cf. No.8 Marlborough Street, No.27 Rivers Street qv). No.1 Marlborough Street listed 14th July 1955. (Abstract of title of Sir J F Rivers ... to property sold 1856: DEED PKT 2379 & MAPS).
