There are many houses of the C19 and early C20 in North Oxford, and great care needs to be exercised in selecting from among them those which through their design, or historic significance, meet the criteria to be added to the list. While 28-31 St. Bernard's Road is a modest and unexceptional row of houses it is little altered and visually pleasing and it is designated at grade II. The terrace already stands within the Walton Manor Conservation Area.

BUILDING: Terrace of 4 cottages.

DATE: Dated JAC 1824 on stone tablet.

ARCHITECT: Not known.

MATERIALS: Red and blue chequer brick with flush first-floor band of blue headers; slate roof.

PLAN: Terraced row

FAÇADE: 2 storeys. 2 brick chimneys to ridge. Each cottage has one bay of 12-pane sashes and a 6-panel door, arranged symmetrically with one door at each end of range and two to centre. Colourwashed stone wedge lintels with voussoirs. Glazed name plaque and date tablet to centre. Right gable of No. 28 rebuilt in red C20 brick. Rear wall with blue brick diaper patterning and 16-pane sashes to first floor. Flat-roofed single storey extensions to rear.

HISTORY: The road was built up piecemeal in the early C19 by leaseholders of Thomas Tagg. This terrace is dated 1824. After 1832 the area was developed more formally by St. John's College.

SUMMARY OF IMPORTANCE: There are many houses of the C19 and early C20 in North Oxford, and great care needs to be exercised in selecting from among them those which through their design, or historic significance, meet the criteria to be added to the list.
